Went to this resort to celebrate our 33rd wedding anniversary for 3 days. We had high hopes but were quickly disappointed. Access to the tiny house wasn’t granted until far past 4p even when we asked for early access around 3:30. When we got access the A/C did not work, got moved to another house- A/C out here too! Got settled in and got a call that this house wasn’t pet friendly- move back to the original tiny house, since no others were available. Find out there is minimal water pressure. Not able to have our anniversary dinner……Hours later maintenance shows up to repair and makes a parts run but never returns- part is not available, so -at the house with no water….. moved again- 3x in 2 days. Unacceptable- don’t stay here! Maintenance is not performed in any of these tiny homes. I have called multiple times to have a supervisor call me, they set up times but no one ever calls . Extremely unprofessional. We deserve a full refund but unfortunately Firefly seems to think that 140.00 credit is all we deserve. We should have known when we didn’t get the code to the house until after checkin time.

We spent well over $1k for a family spring break trip for a week and the problems started immediately upon arrival and many were never resolved during the stay due to poor management of the property. We rented a home and an RV spot. We are seasoned RV’ers and tiny homers and we will never return here. A few positives: nice pool, booking online was easy, cute, small dishwasher and full fridge, beds pretty comfy, little kids love loft. RV spot we fully reserved was not even hooked up to an electrical source-literally not even installed—had to asked to be moved to another nearby open spot and they employee had the gall to say the price might be more for their mistake-NOPE. We made it clear we would not be paying a penny more. Both of the pads were unlevel concrete. The couple next to us that were owners filled us in on the myriad of problems going on there and their exit plan. Front office doesn’t manage-no help & owned by a company out of state.Upon arrival in Tiny Home House 217 it was worse. Both bathroom sinks were clogged with no Drano or any way to unclog them, the faucet was completely loose, no hangers in both closets, no hooks for bags, jackets, leashes, etc, only 4 guest towels provided for the 6 we had to disclose at booking. Only 10 mins hot water for showers, must wait for next person. Not enough paper towels, napkins AT ALL (advertised sleeps 6-8, supplies should reflect usage or instruct buyer that they will need to provide all of it themselves—super cheap for the property to charge what they do and not provide.) Both bath doors majorly off track & would not close or open at all without yanking hard/slamming shut and waking whole house or putting little fingers at risk & no privacy. No can opener. Only two tiny dish towels & 3 dish pods for kitchen for week. WiFi pw never worked-incorrectly written at check-in and no help from Guest Services after multiple phone msgs left with no response. One broom/no vac or dusters & super dusty from the adjacent undisclosed construction site. Loft had broken glass windows/busted screen w/ no coverings. Took 2 days to get more towels only bc maint. helped me after I stood outside & flagged them down on the street-never got a call back after two messages left with the front office during our entire week there. The maint. team was nice-said office doesn’t talk w/ teams whatsoever—they have no idea how many guests will be coming and let me know I was “lucky” to have run across them to help. The evening was quiet with pretty views and then construction crews started very early each morning and went all day long during our entire stay. Do NOT plan on getting good sleep here on vacation. Full construction site at back of property behind 217–VERY loud noise/work going on with severe dust blowing and not mentioned anywhere on website. Disruptive for children napping, trying to get work done, sleeping in. Should show photo online of ladder that leads to loft bc it is steep and not stairs—could be a huge problem for some people. Can’t sit at the only table provided (is outside) to eat meals bc of blowing dust from construction so we had to stand up inside and eat—dust also blew into house even with screen porch and doors shut. Horrible for those with breathing issues, asthma, allergies, or simply want to enjoy their stay. Overall, it was incredibly clear that only bare minimum is given-not enough supplies for online advertised guests per home and not checked for working order. Definitely not trying to do their best to make your stay comfortable but will happily charge you “luxury” prices for a very basic home that is falling apart. It is also interesting how many pages of rules they will send you, make you sign, including charging for visitors to come see you, etc yet they are practicing soft fraud all day long. We were told by onsite property owners they had to hire a lawyer to take over mgmt of properties bc leadership is so poor. It was the worst vacation we’ve ever had and were happy to head home. Truly deserve a partial refund.

We found this place and booked our trip at the last minute as our original plans fell through. The grounds are well kept. We had a great time exploring the park on the golf cart we rented here. The resort style pool was amazing. The kids loved swimming in it. Our dog loved the dog park as well. It is so peaceful and quiet here. We can't wait to come back again.

Pros: Gated community which makes your stay safe and private. The staff greets you, takes you to your RV spot and willingly help you park your RV.
The scenery is beautiful, the area is well maintained and clean. The pool area has grills, refrigerators and outlets to best accommodate your needs.

Cons: The swimming pool was extremely cold! (July 2025) It is not heated, which is a disadvantage because there’s nothing else to do here.

Absolutely one of the BEST RV Resorts we have ever stayed at. From the moment we arrived we were escorted to our site, assisted with setting up our rv and given a welcome package with information about the resort and area attractions. The resort is very well laid out and designed, right down to the engineered drainage system that was proven to be worth every penny spent.....Yes we just so happened to of booked our trip for the 4th of July and the flood of 2025 decided to place in the Texas Hill Country From the moment the weather started to get bad the park management kept us informed of the weather VIA text message and also provided us with telephone numbers to contact if we wanted more information. We had excellent WiFi service and NEVER once lost power during our stay. Although we never got to utilize the pool, it was absolutely beautiful. We drove around on our golf cart and enjoyed visiting with all the friendly campers. The Resort has a dog park and a covered playground area for the kiddos. Like I said this RV Resort was very well laid out, maintained and plenty of staff on hand to assist you with anything you might need. We will definitely be coming back!!

We were at an RV spot from July 4-6. Do to some weather issues in the area we were constantly kept up to date on any changes going on at the resort. Upon arrival we were greeted with smiles (even though they were working in the pouring rain). The place is beautiful and a great facility!

The tiny house was absolutely perfect for our weekend getaway to Fredericksburg with friends and their families! It was well-appointed and had everything we needed for a comfortable stay. Each of our friends rented their own tiny houses, and since they were all on the same street, it made meeting up super easy and convenient.

We also stopped by the clubhouse one evening to check it out, and the amenities were fantastic. The pool and kids’ playground alone make this spot worth staying at, and we can’t wait to come back in the summer with friends for even more fun. Highly recommend!

We are coming from Houston in 45’ coach with two mini schnauzer’s. I don’t see a rest area or truck stop along hwy 290 route. Appreciate your big rig friendly pet bio stops!

We recently stayed at Firefly at site 77 which is a beautiful tiny home. Myself and a group of my girlfriends came from the DFW area for a girls trip weekend. We had a fabulous time! Cannot speak highly enough of how outstanding this park is! There is everything you need here all in one spot, the staff is phenomenal, and despite the rain we still had a wonderful time! Thank you so much for everything!

I'm not one to do reviews, but typing this review up will help the next person save them the trouble of booking at this resort .
My cabin # 98 was clean could have been spotless but I guess " Clean " will do .
The girls I believe Denean and Stephine just huffed and puffed at any request my wife and I asked for . We needed more towles; I wanna say it took them a good 35 minutes before they responded . And an extra 20 to actually bring us towels .
Their pool is Scorpion infested be careful, I was stung on my big toe and had to make an ER trip turns out I am allergic . They really could do more . The distance from actual Main street and attractions is quiet a distance . This place is overpriced for their fire hazard Tiny Cabins . They obviously don't maintain their pool . They take their precious time responding to tenants . Definitely take your precious time and book your resort elsewhere preferably closer to the actual Fredericksburg town attractions . Not worth wasting your valuable vacation time or money.
I left with a very sour word about firefly and made sure to express myself to the head lady Tabitha . She as well seemed to really not care . I was over it . We checked out early and checked in at one of the hotels off of main street . Only thing I regret . Wasting my time and my Money at firefly .

First time guests at Firefly and we were not disappointed. Every aspect concerning our stay was great. From reservations to check in to our RV site. Everything was great. The food trucks and live music on the weekend was excellent. The facilities we used were immaculate and the staff very courteous, friendly and professional. We will be back! Thanks!

Our stay at Firefly was fantastic! Everyone we dealt with was very professional and accommodating. The location was very secure and peaceful. One employee, Brian, was one of the nicest guys I have met and a long time. He was pleasant and very thoughtful. I don't know what this guy gets paid, but he deserves a raise. We will definitely stay here again and refer all of our friends as well.

We really enjoyed our stay, the views are amazing as was the staff. The live music and availability of food in the pool and clubhouse area was a plus. Located next door to Luckenbach and a short drive to downtown Fredericksburg made adventuring off property a breeze ! Luxury Tiny Home Bella Vista will be our home away from home again .....
