    I don't think the house we got was worth the price we paid. Cheap furniture, bedding, towels, etc. Only one chair on the deck? It definitely didn't feel like a "resort."

    This place has so much potential. It’s an adorable place, but there’s a lot of little things that add up, so we won’t stay here again.It’s a great idea but very poorly executed.A large complaint is that the website is misleading. Nowhere does it say the full restaurant is only open on weekends. During the week, it’s a tiny menu of basically pizza, salad, and cheeseboards. We were disappointed when we made reservations and showed up and told about the limited menu- we left to eat somewhere else. And it’s not 1 mile away from downtown, it’s 1 mile away from the city limit. It’s 5-10 minute drive downtown to Main Street.Another fact: it’s not a resort: it’s a collection of tiny houses and then a short drive away is the winery. No amenities. Nothing else. The houses, while cute in design, are outfitted with the cheapest furniture they could find (still has the instruction stickers on the pieces and parts from when they put it together). The coffee machine was broken. There were no dishwasher tabs for the dishwasher. They have the bare minimum for kitchen utensils: not a single steak knife or even sharp knife to use while cooking. No can opener- we had to run to Walmart while making breakfast to get one. Exactly 4 plates, 4 cups, 4 glasses and 4 wine glasses. 1 baking sheet. No strainer. No measuring cups. For comparison, all the Air B&Bs and VRBOs I’ve stayed at have fully stocked kitchens. (My husband loves to cook a huge breakfast every morning on vacation, so this was a big point for us since he made sure he found a place with a kitchen.)No cable or satellite TV. The TVs will hook up to the wifi so you can use Netflix, ect…. But all the units use the same wifi service : and it’s so spotty and slow that we essentially couldn’t use the TV because it would buffer every few minutes.And lastly, this is a small thing (but all the small things add up to big things), the landscaping needs improvement. The front row of houses are surrounded by beautiful grass, but all the other houses have only red clay, which turns into a muddy mess when it rains. Red mud got everywhere- in the house, my car, my luggage. There are so many Air B&Bs and VRBOs in Fredericksburg that are much better than this location, that the Resort of Fredericksburg really needs to improve in oder to compete.

    Know Before You Go:If you have the idea that this is a resort with a pool and full service restaurant, it isn’t. There is no pool, the “restaurant” served us pizza from a food truck outside.We arrived at our unit at check-in time. The room was not cleaned. The beds were not made. Garbage in the trash can. There was a wrench on the counter.We called Cozi, the management company, expressing our dissatisfaction and how our expectations were not met. We asked for a refund as we intended to just head back home. They absolutely refused to grant one. Instead they moved us to a different unit and brought us a bottle of Connecticut white wine.The blinds in the new unit were broken and missing pieces. There was a mud dauber nest in the ceiling of the bedroom.

    We had such a great time here. The service was great. We got to try some wine from Africa, Itally and California. Even our dog joined us.

    6-5-24COZI the management company is horrible.!!!!Pictures on the website are very deceiving. The pic is a dirty sock in the bedroom. Second pic of the five lights that did not work.Updated at 8pm. Went out to eat and shop, back at the cottage with ice cream. Door Code does not work again. Called office, the young lady was tart, told me to "listen", then she just rambled, could not fix the problem and called her supervisor. 30 minutes later, finally got in the cottage.Initialteview;Rented a tiny home cottage.The door would not unlock with code given. Laura with COZI , the leasing company representative was not helpful, she gave us three codes, none worked. A maintenance man was on property for another issue and I contacted him. He found that the previous tenant had removed the router , therefore the door could not be sent a code to unlock. Laura argued that the maintenance man was wrong. She gave another code that did not work. One hour later the maintenance man gave us a manual code that worked and he installed a new routerThe property manager, older man in red pickup, I believe he was James, arrived at one point, never introduced himself and said he did not know why he was called, talked the to maintenance man and left. He seemed put out.Ok, an hour later we are in the cottage.The kitchen lights do not work, the porch light did not work.The toilet seat about fell off.Ironing board, no iron.A drop off at the first step in the concrete that is hard to see and you can stumble carrying luggage.#29 cottage.Laura offered no assistance, argued, put us hold many times. Never got the issue resolved and then had the balls to send a text telling us that the maintenance man had put in a temporary code for us and to have a Cozy Stay...Never will stay here again.Advise others to not stay...Update.The pool was nasty and green.The door from the winery to the patio was broken.Broken glass on the putting green.Grass was unkept.Appears that the company operating the location could care less and has incompetent people answering the phone ..The maintenance man Jay was amazing, he gets 5 stars.COZI gets 0 starsNo idea how this place ranks a 4 Star rating...No parking next to the cottage.Please read the other reviews.This place is managed horribly..
